Our surveys cover 307 markets, 1,047 submarkets and more than 4.8 million units. We continue to add over 1,500 properties to our database each month, and as part of our custom research services, can add specific properties per client request. As a result, we have one of the largest and broadest databases of market relevant apartment properties in the United States.
We utilize the most reliable, trustworthy and unbiased methodology in the industry. Rather than rely on busy property owners or managers to deliver survey results, our highly-trained researchers speak directly with onsite leasing agents, providing us with additional information about a property’s performance, current floor plan pricing, concessions, amenities, and renovations. Clients are free to examine and review our data at any time.
Our data, which is completely transparent and traceable back to the property and floor plan, is run through a rigorous quality control process, resulting in the market’s most standardized, scrutinized, and tested results. Aside from our database automatically flagging any unusual entries, quality control managers examine nearly every property individually, looking for data input errors and rental rates, concessions, and occupancies outside of expected ranges. We also perform random callbacks, on both ordinary and outlier property surveys.
We provide the timeliest delivery of results in the industry, typically no later than two weeks after the end of the reporting month for final reports on all markets. This provides clients more opportunity to use our information and analysis to make investment and operating decisions during the current quarter. Likewise, our Early Edition Market Reports, which are published during the reporting quarter, give clients a strategic advantage over non-clients, who often have to wait at least ninety-days for market intelligence.
We were the first in the industry to report by floor plan the Asking Rent used to compute Effective Rent, as well as a pioneer in reporting the levels and values by type of Economic Concessions for use within the apartment industry. In fact, we began reporting on Economic Concessions in 2002 based after developing rigorous guidelines and a proprietary concession calculator. This added detail enables our clients to set both Asking and Effective Rental Rates by floor plan in order to outperform their competition.
We track 66 property and 75 floor plan amenities, providing a broader frame of reference for clients in making sound strategic investment decisions.
